MODEL DESIGN
PROCESS
Through 20+ years of design experience, we have streamlined model home design into a 6 Phase, turnkey process for builders and developers. Simply put, we handle every detail from start to finish.

Concept Phase
This Concept Phase of the design process begins as soon as you contact our office. From there, your dedicated project manager and design team will schedule a time to meet with you and your team in person. If a virtual meeting is more convenient, we are happy to accommodate via video conference. This initial meeting will be a high-level vision meeting. We will cover a wide range of topics from neighborhood demographics and defining your target buyer to design aesthetic, floor plan, budget and timeline. We will ask you and your team a ton of questions, take a lot of notes, and throw out a few initial ideas for discussion. From here, we will review with our team and prepare for the Design Phase.

Design Phase
The Design Phase is multifaceted. The core of this starts with in-depth research of the community, competition, demographics and renter’s/buyer’s lifestyle desires. In order to design the perfect model home to attract prospective buyers, we need to have a comprehensive understanding of exactly who they are and the lifestyle they desire. We take all that we learned from you and your team at our vision meeting and do some creative brainstorming of our own. The next step in this phase is to take our design concept and make preliminary construction selections at your design studio or vendor showrooms. Utilizing our market research and current trends, we create a one of a kind design, specific to the wants and needs of your renter or buyer.

Presentation Phase
Phase 3 is where all of our research, creativity and hard work come together. We will schedule a time to meet with you and your team in person, or virtually, to present you with your unique model home design. We will give you a comprehensive look at your design, from construction materials to merchandise selections. We will present this global view of your design, room by room, via digital presentation accompanied with construction and material samples. It is at this point that we will get your feedback on the design and address any questions or concerns, making changes as necessary. Once the final design is approved, you will be presented with the editable, branded digital presentation for use in your sales and marketing.

Management Phase
With the approved model home design, the Management Phase begins with signing the full-service, turnkey Model Home Agreement. Full-service means that we will take care of every single detail from here on out. Model homes have a lot of working parts, and we pride ourselves in our ability to manage your project seamlessly. The Management Phase is typically the longest phase of the process depending on the projected build time. This is when our team gets busy placing all merchandise orders. Over the coming months, our logistics team will schedule, receive, inspect, inventory and store all of your model merchandise in preparation for your upcoming installation. Also during this phase, our team will make multiple site visits and schedule staged walk-throughs with the builder and construction team to track progress and make any field adjustments.

Installation Phase
The Completion Phase is when our creative vision meets months of hard work by your construction team and our logistics team. Once your CO is received, your dedicated design team and our white glove delivery team will begin your installation. Depending on the square footage of the property, installations typically last between 3 – 5 business days. Once complete, we will conduct a comprehensive walk-through with you and your team. Once you are 100% satisfied with your incredible new model, our team will get to work on the 6th and final phase of your project, the Detail Phase.

Detail Phase
In the world of model home design, an attention to detail is what sets our designs apart from other designers. We have a passion for designing model homes, and that passion shows in the details of our designs. We don’t design models to be over the top, just for the sake of being different. We design to the emotions of a prospective buyer with great purpose and intention, reinforcing their lifestyle desires with out of the box thinking, innovative design and lasting memory points. The Detail Phase is our way of ensuring that your model stays in grand opening condition everyday, and helps you to reach as many prospective buyers as possible. Included in your turnkey pricing, we provide a digital Model Merchandising Standards book for your sales agents. In it are multiple pictures of every room detailing the placement of every accessory, hang of every drapery, and fluff of every pillow. Agents find it to be an invaluable resource when they re-fluff their model after busy weekends and weekly cleans. Also included are multiple social media promotions across all of our social media platforms.
